In 75 years, just two families have been fortunate to call this Hilltop residence HOME. One of three Paul Hayden Kirk-designed homes in Hilltop, largely original...updated systemically, and restored/maintained with reverence. A clever sliding door above the wood-burning fireplace allows the bedroom above to open or close itself off to the main spaces below. We are facing due south here. Beautiful light graces the living spaces year-round.
Two-sided shelving delivers useful beauty in the living room and entry. A raised hearth extends to low cabinetry to deliver a remarkable amount of seating in the living room. The wall of living room windows wraps around the adjacent very spacious dining area, which opens to a covered west-facing patio and deck. Looking back toward the entry, which is on the other side of the built-in shelving, underneath the skylight. You can just glimpse the kitchen to the left. Note the ingenious use of vaulted ceilings and pony walls to create architectural interest while also allowing light and air to flow freely.

Surrounded by windows, a door between dining and kitchen opens to a west-facing covered patio and deck. Let's take a quick peek outside... Enjoy this space all year long! West-facing for sunny summer evening al fresco-dining, and protected enough to enjoy even on a blustery winter afternoon. The gas-plumbed Weber grill stays!
Expansive lot sizes throughout the Hilltop Community, ensure abundant privacy from all sides. /NWM2440592/NWM2440592-13.jpg Let's head back inside...
/NWM2440592/NWM2440592-15.jpg A large operable window (many of the windows in this home have been replaced by current owners) looks out/opens to the covered patio. The kitchen remains largely in original condition (YAY!) with systemic and appliance updates for modern convenience. North-facing clerestory windows above the expanse of upper kitchen cabinets offer diffuse light and a seasonally-changing tableau thanks to the deciduous trees out front.
A saloon door tucks the kitchen away from the entry without making things feel closed off. Another brilliant use of a pony wall here allows the kitchen to enjoy the beauty and light from the entry while still clearly defining itself as its own "room." The front door is just to our right, out of frame. Kitchen is straight ahead through the saloon door. On our left is the other side of the living room built-in shelving. Stairs to the lower level are to the left just beyond the concrete entry wall. A few stairs lead to two bedrooms and a 3/4 bath. The door to the attached garage is just at the top of the stairs on the left.
The first room at the top of the stairs features that fun sliding door on either side of the fireplace. There's a closet just behind us on the right. /NWM2440592/NWM2440592-22.jpg This is the larger of the two upper bedrooms. A closet occupies the wall to our left, and this room previously had a king bed.
Cheery and bright 3/4 bath outside the two upper bedrooms. We've got faux plants here, but that's a real, functional planter with external drainage and everything! A large skylight graces the upper bedrooms, landing, and main entry with natural light. The door to the 2-car attached garage is just to our right. The lower level has high ceilings, lots of windows, opens to the large backyard. A wood-burning fireplace in the hang-out area keeps things cozy.
The door on the left leads to crawl space/storage, while the door to the right of the fireplace leads to more "finished" storage, with abundant racks and bins included. Just at the base of the stairs (out of frame right) is a 3/4 bath. The fireplace wall is now behind us and we're looking toward the 3rd bedroom with the slider on our right opening to the backyard. The doors on the left open to side-by-side laundry closet. /NWM2440592/NWM2440592-29.jpg
This beautiful 3rd bedroom is warm, cozy, and inviting, with a large south-facing window and tall ceilings making it anything but "basementy." Formerly home of an old shed, this little spot on the east side of the property holds promise for an elevated patio area (Hot Tub? Barrel Sauna?) Just to our right is a very nice, brand new shed, which you'll have to come see in person because we're only allowed so many photos :) This house is cool to view from every angle! Take note of the door to the right of the white lounge chairs. Accessed via a short few steps along a covered overhang from the lower slider, this additional space could easily be finished off into a fantastic home office. A window could be added on the back side for natural light.
Twin maples are doing their seasonal dance right now in the front entry. "Big Red" a sculpture by Charles W Smith (1922-2009) in 1963 looks upon the expansive community-only play grounds and tennis court. The plaque reads: "...a leading Northwest sculptor and an early member of Hilltop community. He taught art and industrial design and the University of Washington for 47 years. He loved this community and the friends he had here. Designed for (and used much!) for gathering...built-in seating around a fire-pit, with large permanent banquet tables beyond, set the stage for community interactions large and small.
There's also a climbing wall in this sweet community play area just off the large field. This gorgeous pool is closed for the season, but in just a few short months this could be you--lounging poolside with your new neighbor-friends! Homes such as these don't present on market often. Two owners in 75 years...Paul Kirk-designed (beautifully intact/restored)...in Hilltop community. This might just be the Unicorn you've been seeking!
